The direct answer
Vacation rental annual cash flow is revenue minus operating expenses and debt service. Return on cash divides that amount by cash invested. These are separate dollar and percentage views of the same annual scenario, not a complete holding-period ROI.
Use a consistent revenue subtotal
Determine whether the annual revenue estimate includes ancillary collections and whether fees have already been deducted. Enter operating costs that have not been netted from that revenue. A platform payout is not always equivalent to gross revenue. Comparing two estimates requires the same definitions, especially when one assumes owner use or a different amount of available capacity.

State the equity contribution explicitly
Purchase price and furnishing or setup amounts provide context, while this model uses the separately entered total cash invested as the return denominator. It does not infer that denominator from price or financing. Reconcile all relevant upfront contributions so a missing closing or setup amount does not artificially raise return on cash.
Separate cash distributions from appreciation
The annual calculation excludes future sale proceeds and unrealized property growth. Principal repayment can change equity but is not added back to the annual cash-flow numerator. A multi-year return question needs the sequence of contributions, distributions and exit proceeds. Use downside revenue or higher operating cost cases before interpreting the base annual cash percentage.
Worked example
With $65,000 annual revenue, $24,000 operating expenses and $18,000 debt service, cash flow is $23,000. Dividing by $130,000 cash invested gives 17.69%. A separate $10,000 additional cash contribution would make the same flow 16.43% of a $140,000 basis.

Common mistakes and limitations
Do not call gross bookings a return on cash, and do not use the full property price in place of equity unless that is the contribution basis you intend.
Simple annual return measure; excludes appreciation, sale value and income tax.
Frequently asked questions
Why is purchase price not automatically the ROI denominator?
The model measures return on supplied cash invested, which can differ from the property price because of funding and other contributions.
Does the percentage include a future sale?
No. It describes the entered annual cash-flow scenario.
