The direct answer
Estimate short-term rental revenue by entering a defensible average daily rate, available nights and occupancy assumption, then multiplying them. Without live market data, the result is an explicit scenario rather than a platform-sourced revenue forecast.
Define availability before occupancy
Owner stays, renovation periods and other blocked nights may reduce available capacity. Occupancy should describe the booked share of that same capacity. Using 365 available nights while an occupancy estimate refers only to open nights can misstate bookings. Seasonal demand may require several periods rather than one annual average. The simple tool uses an aggregate annual scenario.

Use an average earned nightly rate
A peak-night listing rate is not automatically an average daily rate. Consider discounts, seasonality and the revenue definition used in any comparable evidence. Other income, such as cleaning collections, is entered separately, with its associated cost also accounted for. The tool is not connected to Airbnb, an MLS or a revenue-data service and does not establish local rental permission.
Move from room revenue to operating profit
Gross room revenue is only the first subtotal. Percentage platform and management fees reduce the amount retained, and fixed and variable expenses reduce it further. The model does not automatically calculate debt service in its operating-profit result. Keep occupancy and price sensitivity visible so a favorable base case is not mistaken for a reliable booking outcome.
Worked example
With $180 ADR, 365 available nights and 65% occupancy, booked capacity averages 237.25 nights and room revenue is $42,705. The fractional night count is an annual planning average. At 3% platform and 15% management fees plus $18,000 fixed costs, modeled operating profit is $17,018.10 before any separately unmodeled financing.

Common mistakes and limitations
Do not use only high-season advertised prices as an annual ADR. Cleaning income and expense should not be netted inconsistently or deducted twice.
Uses user-entered assumptions and does not access Airbnb/AirDNA or guarantee local STR legality, demand or pricing.
Frequently asked questions
Is the example based on live Airbnb data?
No. It uses editable illustrative assumptions and does not fetch a market forecast.
Why can booked nights be fractional?
Occupancy is an annual average applied to capacity, rather than a literal reservation calendar.
