Seasonal Short-Term Rental Revenue: How to Model High and Low Seasons

By EstateCalcHub · Published and reviewed 2026-10-02 · Educational U.S. property scenarios

The direct answer

Seasonal STR underwriting should model revenue by month or season instead of multiplying one annual ADR by one annual occupancy assumption when demand varies materially. Booked nights, available nights and achievable rates can move independently across high, shoulder and low seasons.

Build revenue from monthly drivers

For each month, estimate bookable nights, occupancy and ADR using comparable evidence appropriate to that period. Monthly room revenue can then be modeled as bookable nights × occupancy × ADR, with other guest charges handled consistently.

Do not average away peak dependence

Two properties can have the same annual occupancy but different cash-flow risk if one earns most revenue in a short peak season. Track the share of annual revenue generated in peak months and test weather, event or demand disruption where relevant.

Match expenses to seasonality too

Some costs are fixed throughout the year while cleaning, supplies, platform charges and management may vary with bookings or revenue. A monthly model helps avoid pairing seasonal revenue with unrealistically flat variable costs.

Worked example

A three-month peak period with 90 bookable nights at 80% occupancy and $300 ADR produces $21,600 of modeled room revenue. A 90-night low period at 35% occupancy and $160 ADR produces $5,040. Averaging both periods too early can hide the property’s dependence on peak demand.

Common mistakes and limitations

Do not apply a peak-season ADR and occupancy to all 365 days. Also distinguish blocked owner-use nights from nights genuinely available for booking.

Uses user-entered assumptions and does not access Airbnb/AirDNA or guarantee local STR legality, demand or pricing.

Frequently asked questions

Should I use one annual ADR?

It can be a summary metric, but a seasonal property is usually better underwritten with monthly or seasonal assumptions.

What is the basic occupancy denominator?

Define it explicitly. For underwriting, booked nights divided by bookable nights is often more informative than dividing by every calendar night when some nights are intentionally unavailable.
