The direct answer
Platform and host fees should be modeled according to the actual channel agreement and booking mix. Treat percentage fees, payment-processing charges, subscriptions and other channel costs separately when their bases differ, and do not assume one fee percentage applies to every Airbnb, Vrbo or direct booking.
Use the actual fee base
A percentage fee may apply to a booking subtotal or another defined amount rather than to every dollar collected. Subscription or fixed fees behave differently. Read the current platform or processor terms and document which revenue components each charge applies to.

Model channel mix instead of one universal rate
A property can receive bookings from multiple platforms and direct channels with different economics. Estimate the share of revenue by channel and apply the corresponding cost structure, then stress the mix if the strategy depends on lower-cost direct bookings.
Avoid double counting imported net revenue
Market or property-management data may report gross booking revenue, host earnings or another net measure. Identify whether platform fees have already been deducted before subtracting them in the underwriting model.
Worked example
If $50,000 of modeled booking revenue is subject to a hypothetical 3% host fee, that component is $1,500. If another $20,000 comes through a channel with a different fee structure, calculate it separately rather than applying 3% to the full $70,000.

Common mistakes and limitations
Do not hard-code a platform fee from an old article or another host’s account. Fee structures and eligibility can change, and the contractual base matters.
Uses user-entered assumptions and does not access Airbnb/AirDNA or guarantee local STR legality, demand or pricing.
Frequently asked questions
Are platform fees always a percentage of gross revenue?
No. Fee structures can include percentages, fixed charges, subscriptions or other terms depending on channel and agreement.
Should direct bookings be modeled as zero-cost?
Not automatically. Payment processing, website, software, marketing and chargeback costs can still apply.
