Cleaning Fees and Turnover Costs in Short-Term Rental Underwriting

By EstateCalcHub · Published and reviewed 2026-10-02 · Educational U.S. property scenarios

The direct answer

Cleaning should be modeled as both a guest-facing charge, if one is collected, and an operating turnover cost. The two amounts are not automatically equal, and including a cleaning fee in revenue without the corresponding cleaning expense can overstate STR cash flow.

Separate fee revenue from cleaning expense

If guests pay a cleaning fee, record it consistently with your revenue convention. Separately model what cleaners, laundry, linen services and turnover supplies actually cost. A fee can be higher or lower than the operator’s expense.

Estimate turnovers from length of stay

Turnover count depends on booked nights and average stay length, not just occupancy. Shorter stays can create more cleanings at the same number of booked nights, increasing labor and supply costs.

Keep metric definitions consistent

Data providers can define ADR and revenue differently. For example, some datasets include cleaning fees in revenue or ADR. Before importing market data into a model, verify whether cleaning is embedded so it is not counted twice.

Worked example

If a property has 180 booked nights with an average stay of three nights, a simple model implies about 60 turnovers. At $120 cleaning cost per turnover, annual cleaning expense is about $7,200. If guests pay $100 per turnover, cleaning-fee revenue is $6,000, leaving a $1,200 operating shortfall before supplies or laundry differences.

Common mistakes and limitations

Do not assume the guest cleaning fee offsets cleaning expense dollar for dollar, and do not add a fee to revenue again if the imported revenue metric already includes it.

Frequently asked questions

Does a cleaning fee belong in ADR?

It depends on the data convention. Some providers include it and others separate it, so verify the source definition before comparing ADRs.

Why does average stay length matter?

Because the same occupied nights can require very different numbers of turnovers and therefore different cleaning costs.
