The direct answer
Holding costs are the costs accumulated while a flip is owned before sale. Their effect depends on the ownership period and the monthly obligations. A delayed closing can reduce profit even when the expected sale price does not change.
Separate time-driven costs from acquisition costs
Property carrying expenses can include utilities, insurance, property taxes and relevant association obligations for the holding period. Financing interest may be modeled in a separate financing line. The calculator accepts a consolidated holding amount, so keep a supporting schedule of months and monthly costs outside the headline total. A one-time purchase charge is not a recurring monthly carrying cost.

Define the modeled start and end dates
The period may include renovation, listing, negotiation and time to close. A planned construction duration alone can omit months spent acquiring supplies or marketing the finished property. Costs can change during the period, and some bills are paid in lumps. Build the scenario from actual responsibility and timing rather than assuming every invoice equals the monthly average.
Stress the schedule without counting costs twice
Add a longer-hold case and carry the incremental cost into the flip profit model. Ensure financing interest is not in both holding and financing totals. If a delay changes the sale price or construction spending too, treat those as additional assumptions rather than attributing every difference to time. The model does not estimate completion dates or validate contractor schedules.
Worked example
A hypothetical six-month hold at $1,500 carrying cost per month is $9,000. Two extra months add $3,000 and reduce modeled profit by $3,000 with all other inputs unchanged. If pre-sale capital was $342,000, it also rises to $345,000, changing the project ROI denominator.
Common mistakes and limitations
A small monthly cost can become material over a longer project. Do not omit the period between finished renovation and completed sale.
Does not estimate construction quantities or guarantee ARV/sale price. Taxes are excluded unless user includes them in costs.
Frequently asked questions
Are loan payments always holding costs?
Choose a clear convention. The linked model has a financing-cost line; avoid putting the same financing charge in two places.
Does a holding allowance predict the project duration?
No. The period and amount are user assumptions and need a supporting project schedule.
