P&I vs PITI vs PITIA: What Is Included in the Monthly Payment

By EstateCalcHub · Published and reviewed 2026-10-07 · Educational U.S. property scenarios

The direct answer

P&I means principal and interest. PITI adds property taxes and insurance. PITIA adds other assessments or housing obligations, and in Fannie Mae underwriting the monthly housing expense can include items such as mortgage insurance, ground rent, special assessments, HOA dues and certain subordinate financing payments when applicable.

Separate the loan payment from the full housing expense

Principal and interest come from the mortgage note and amortization structure. Taxes, insurance and association obligations can change independently, so total monthly housing expense can move even when a fixed note rate does not.

Use PITIA when underwriting needs the broader obligation

For rental qualification and debt-to-income analysis, lenders may need the full qualifying housing expense rather than only principal and interest. This is why a rent-versus-payment comparison based only on P&I can be misleading.

Verify escrow and non-escrow items

Some taxes and insurance may be collected through escrow, while HOA dues or other assessments can be paid separately. The payment method does not change whether an item belongs in the economic housing-cost analysis.

Worked example

A property with $1,800 monthly P&I, $450 of taxes and insurance, and $250 of HOA dues has a broader housing obligation than the $1,800 loan payment alone. The exact qualifying PITIA depends on the applicable underwriting rules.

Common mistakes and limitations

Do not use P&I as if it were the borrower’s entire monthly property obligation.

Frequently asked questions

Does PITI always include HOA dues?

No. PITI is principal, interest, taxes and insurance. HOA dues and other assessments are part of broader PITIA or monthly-housing-expense analysis when applicable.

Can PITIA change on a fixed-rate mortgage?

Yes. Taxes, insurance, assessments and HOA obligations can change even when principal-and-interest terms are fixed.
