The direct answer
Self-storage valuation can capitalize the modeled NOI after vacancy and operating costs. Physical unit occupancy and economic rent collection are different measures when unit sizes, prices and concessions vary.
Translate facility capacity into income evidence
A facility can have many small units and fewer high-rent units, so an occupied-unit share need not equal retained rent share. The valuation model uses consolidated annual rent and other income with one vacancy allowance. Review rent schedules and collections before choosing that allowance. The investment model offers another perspective using total units, an average rent and occupancy.

Keep ancillary collections and costs consistent
Administrative or other ancillary income can contribute to the facility total, but related operating costs still matter. Property operations may include staffing or management, utilities, security and maintenance. Define the reserve convention separately and do not assume a generic expense total captures a known upcoming replacement. Debt service is outside NOI in this valuation approach.
Review sensitivity to operating margin and cap rate
A modest rent or expense change can affect NOI, and capitalization scales that change through the rate. A selected rate is not supplied by a market-data connection. Use consistent income and expense definitions with any comparison evidence, and treat the resulting value as a scenario rather than a guaranteed exit price.
Worked example
At $650,000 combined potential income and 10% vacancy, effective income is $585,000. Deduct $220,000 operating costs for $365,000 NOI. A 6.5% cap-rate assumption indicates $5,615,384.62; the result changes if either the operating assumptions or the rate changes.

Common mistakes and limitations
Do not use the percentage of occupied units as a revenue-loss allowance without checking differences in unit rent and collections.
Facility-specific rent mix, concessions, management normalization and market cap rates require professional judgment.
Frequently asked questions
Does the tool fetch storage market rents?
No. The annual income, costs and cap rate are user assumptions.
How does this differ from the storage investment calculator?
This version focuses on income-based value; the investment model also includes capacity, debt service and invested cash.
