The direct answer
A simplified hotel income value uses rooms revenue plus other operating revenue, less operating expenses, then capitalizes the resulting NOI. Hotel revenue and cost assumptions need a consistent period and a defined treatment of management, franchise and replacement items.
Build the hotel operating revenue base
Rooms income can be explained through room capacity, occupancy and ADR, while other operating revenue is a separate category. Use annual amounts covering the same period. A temporary high-occupancy event does not automatically support stabilized yearly revenue. The calculator accepts consolidated income rather than forecasting demand or retrieving hotel-market data.

Review the cost and asset scope
Staffing, utilities and other hotel operating obligations can be material. Determine which management or franchise costs and reserves are included in the supplied expense total. A hotel transaction can involve real estate, furniture and business-related interests; the simplified model does not separate those components. Its result should not be represented as an independently allocated value of each asset class.
Match the cap-rate assumption to the NOI definition
A rate selected from a comparison with a different fee or reserve convention may be unsuitable. Test both the income subtotal and the rate because each can change the value substantially. Financing costs are outside NOI, and the tool does not value a business separately or certify a property appraisal.
Worked example
An illustrative $6,000,000 annual operating revenue less $4,800,000 operating expenses gives $1,200,000 NOI. At a 9% cap rate, indicated value is $13,333,333.33. A $100,000 expense increase would reduce NOI to $1,100,000 and indicate $12,222,222.22 at the same rate.
Common mistakes and limitations
Do not treat all hotel revenue as rental NOI without considering the operating cost structure and asset scope. Do not deduct debt service before direct capitalization.
Simplified real-property income approach; hotel enterprise/intangible components and FF&E treatment may require professional valuation adjustments.
Frequently asked questions
Does the calculator separate the hotel business value?
