The direct answer
Direct capitalization and discounted cash flow (DCF) are income-based valuation methods with different structures. Direct capitalization converts a single stabilized income measure into value using a capitalization rate, while DCF models multiple future-period cash flows and a terminal or resale value discounted to the valuation date.
Direct capitalization is a one-period framework
The method applies a market-supported capitalization rate to a representative stabilized income measure. It can be efficient when income is reasonably stable and comparable cap-rate evidence is available.

DCF makes timing explicit
A DCF can model changing rents, vacancy, expenses, capital costs and eventual sale proceeds across multiple periods. Those extra inputs add flexibility but also create more opportunities for unsupported assumptions.
Reconcile method to property and evidence
A property with major lease-up, renovation or changing cash flows may benefit from explicit multi-period modeling, while a stabilized asset may be well described by direct capitalization. Whichever method is used, rates and forecasts should be supported by market evidence.
Worked example
If stabilized NOI is $50,000 and a supported cap rate is 5%, direct capitalization indicates $1,000,000 before considering any assignment-specific adjustments. A DCF could produce a different indication if income changes materially over time or the exit assumptions differ.

Common mistakes and limitations
Do not assume DCF is automatically more accurate because it has more inputs. A complex model built on weak rent, growth, discount-rate or exit assumptions can be less reliable than a simpler supported method.
Price-per-square-foot is a simplified comp method and should not replace full adjustment analysis.
Frequently asked questions
Is direct capitalization the same as DCF?
No. Direct capitalization converts a representative income period using a cap rate; DCF discounts a sequence of future cash flows.
Does DCF eliminate the need for market evidence?
No. Forecasts, discount rates and terminal assumptions still require support.
