The direct answer
Net effective rent spreads the total rent after free months and fixed concessions over the full lease term. It is an average economic rent for comparison, not necessarily the amount invoiced in any particular month.
Begin with the lease’s rent obligation
Multiply gross monthly rent by the number of paid months, then deduct the fixed concession amount. Confirm whether the free-month count already represents the concession so the same incentive is not entered twice. This simple model assumes a constant gross monthly rent during the term; escalations and other changing payments need a separately specified schedule.

Average across the entire term
Divide total effective lease rent by all months in the lease, including the free months. Dividing only by paid months answers another question and hides the economic value of free time. The discount from face rent can be expressed as one minus net effective rent divided by gross rent. A zero face rent makes that percentage relationship unavailable.
Use the average for comparison, not payment timing
A lease may have one free month followed by regular full payments. Its effective average does not imply that the lower amount is payable every month. Costs such as utilities and fees may still be due during a free-rent period. Compare the same term and concession definitions across proposals, then review the payment schedule and controlling agreement.
Worked example
At $3,000 gross monthly rent, a 12-month term, one free month and a $500 fixed concession, total effective rent is $32,500. Dividing by 12 gives $2,708.33 monthly effective rent, a 9.72% discount from the face rent.

Common mistakes and limitations
Free months cannot exceed the term, and fixed concessions cannot exceed the remaining contract rent in this model. Do not enter a free month again as a full dollar concession.
Does not determine lease legality, fees outside modeled concessions or renewal economics.
Frequently asked questions
Is net effective rent the monthly bill?
Not necessarily. It averages the lease economics; actual payment dates and amounts follow the agreement.
Does this model include annual rent escalations?
No. It uses a constant gross monthly rent and specified concessions.
